Who we are
Instant Property Reports is operated by Tender My Listing Pty Ltd (ACN 697 239 866, ABN 17 697 239 866). We focus on the ACT because Canberra has its own market dynamics — unimproved land value, government-leasehold tenure, tight sub-suburb price bands — that generic Australia-wide platforms miss. Our suburb data, comparable sales, rates and UV figures are tuned for every ACT postcode from Tuggeranong to Gungahlin.
What we do
- Free ACT property reports for every Canberra residential address — suburb valuation range, recent comparable sales, ACT rates and unimproved land value, market-pulse data (days on market, seasonality, price-per-m², selling-cost calculator) and selling Q&A. Address search also supports interstate properties where data is available. No account, no name, no payment required.
- Tender Service — if you're thinking of selling, you can invite up to five licensed agents directly from your report to submit a written tender. Each agent proposes their commission, marketing plan, sale method, time-to-market and strategy. You compare side-by-side on your own dashboard and pick the one you like. Nothing is paid by you.
How it's different
- Sellers stay private. Invited agents see only the property address and the invitation. Your name, email and mobile are not released to any agent until you choose to accept their tender.
- Tenders stay private. An agent's tender is visible only to you. Other invited agents never see each other's commission, strategy, or offer — no race to the bottom, and no leakage between competitors.
- No cost to tender. Agents pay only a flat success fee if they win and you sign a listing agreement with them within 90 days. No upfront fee, no subscription, no pay-per-lead. This is a fraction of the cost of existing lead-generation products and means agents can bid confidently on merit.
- Australian, transparent, local. Operated under Australian law by an Australian company. Clear Terms of Service and Privacy Policy, and all data hosted in Sydney.
